Public Notice

Status of refunds to FD Holders having balance deposit of up to Rs. 40,000/-.

  1. 1.

    It is stated that the erstwhile management of Unitech Limited had invited Public Deposits and issued FDRs to the Depositors and defaulted in payment thereof. The outstanding principal amount held through these FDs was about Rs. 580 crores as on 31.12.2019. Based on orders passed by the Hon’ble Supreme Court from time to time, an amount of Rs. 51 crores had been paid earlier. The outstanding principal amount as on 31.03.2026 was Rs. 529.13 Crores involving a total of 53,998 FDRs and 46,068 unique FD holders.

    The New management under the Government appointed Board of Unitech Group submitted its proposal for payment of the outstanding principal amount held in fixed deposits up to Rs. 40,000/- in each case (in order to give relief to the small FD holders), which covered 27,488 FDRs and 24,190 unique FD holders (i.e. more than 50% of the constituency) subject to the Hon’ble Supreme Court agreeing to release an amount of Rs. 82.04 Crore to Unitech for this purpose from out of Unitech’s funds lying with the Registry of the Hon’ble Supreme Court.

    The Hon’ble Supreme Court approved the proposal vide its order dated 29.04.2026 in Civil Appeal No. 10856/2016 and directed the Registry to release an amount of Rs. 82,04,21,278/- to Unitech Limited for disbursement to the FD holders in this category. The amount was received in the Company in 05 tranches on 25.05.2026 and 26.05.2026.

    As per directions of the Hon’ble Supreme Court, a Public Notice was uploaded on the Unitech Limited website unitechgroup.com on 07.05.2026 for the target group comprising 27,488 FDRs and 24,190 unique FD holders. A procedure was also laid down in the Public Notice and FD Holders were required to submit the following documents: -

    (i) Original Fixed Deposit Receipt (FDR);
    (ii) One latest passport size photograph;
    (iii) PAN Card (self-attested copy);
    (iv) Aadhaar Card (self-attested copy);
    (v) One cancelled cheque;
    (vi) Advance Receipt (in Form-I);
    (vii) Undertaking (Form-II), and
    (viii) Indemnity Bond (Form-III).

    The above documents were required to be submitted in Physical Mode either through the Registered Post/ Courier or in-Person to the Commercial Accounts Division, Unitech Limited.

  5. 5.

    This is to notify that documents in respect of a total no. of 6,500 FDRs have been received in Unitech Limited up to 15.07.2026. The Management has processed the payment of outstanding principal amount of Rs. 10,83,42,042 in respect of 3600 FDRs pertaining to 3201 unique FD Holders as on 15.07.2026. All payments are being made to the given accounts of the FD holders using the RTGS/NEFT Bank transfers.

  6. 6.

    The refund is an ongoing process and the remaining FDRs will be paid in due course of time after examination of records. The eligible FD Holders are informed through this Public Notice to submit their claims for refund.

Notice Inviting Bids for award of Contracts

Unitech Group has invited bids from eligible contractors and construction agencies for a total of 26 tenders. The detailed tender documents, eligibility criteria, scope of work, and other relevant information can be accessed at etenders.unitechgroup.com.

Interested bidders are advised to review the tender documents carefully and submit their bids within the stipulated timeline. Bids are also to be submitted in online mode at e-Tendering portal.

Final Notice before Cancellation of Allotments

(Attention: Homebuyers who have not registered themselves on the Web-portal of Unitech and/ or not updated their Contact details

  1. 1.

    As per updated company records, a total of about 16,921 Residential and Commercial Units were sold by the erstwhile management wherein the units had not been completed or projects lying stalled with the break-up as under:

    It has been observed by the management of the Government Appointed Board of Unitech Group that, out of the entire homebuyer data-base of the company, there are still 2,338 homebuyers, who have not updated their contact details, postal/ correspondence addresses, email addresses etc. using the online facility on the website of the company. This is creating a lot of problems in identifying the customers, sending communications wherever required etc. Even in banks and other institutions, it is mandatory to update the contact details for which ‘KYC’ is done periodically

Subject: Concerns regarding default in payment of Instalments of balance dues by the Homebuyers – reg.

Dear Homebuyers,

  1. 1.

    The Government appointed management of Unitech has repeatedly approached the homebuyers with requests to ensure timely payment of their balance dues in instalments as per the Revised Payment Plan, duly approved by the Hon’ble Supreme Court vide its order contained in para 6 of its order dated 03.11.2023. Needless to say, the management has been raising demands for payment of dues only in respect of projects where construction has commenced on ground.

  2. 2.

    While the payments by the Homebuyers of certain projects is found to be encouraging, it is equally disappointing in certain others. Taking stock of the status of demands raised and the payments made by the homebuyers as on 31.05.2025, it has been found that as against the demand of Rs. 613.20 Crore, the payments received from the Homebuyers are of the order of Rs. 392.45 Crore, leaving an unpaid gap of Rs. 220.75 Crore. This makes the task of uninterrupted pace of construction and timely payment of running bills of the Contractors extremely challenging.

  3. 3.

    The fresh demand of dues as on 10.07.2025 has been worked out to Rs. 187. 62 Crore. Thus, the management should be receiving an amount of Rs. 220.75 Cr. + Rs. 187.62 Cr. = Rs. 408.37 Crore. The list of project-wise total demand raised and the payment received is being enclosed and placed on the Company website in the Public domain as part of the transparency that we have been maintaining.

  4. 4.

    It may kindly be appreciated that the need for Contractors’ payments is bound to be upscaling with every month if the pace of construction is to be maintained/ augmented. So far, we have been managing it reasonably well but we need your support to maintain the same.

  5. 5.

    We are not publishing the names of individuals who are defaulters for maintaining their privacy for the present but strongly urge that they may clear their default during the next one month. However, in case this situation continues, we will be left with no option but to publish their names in the Public Domain and will also be constrained to initiate the process of cancellation of their allotments. We would like to avoid such extreme steps as far as possible.

The list of 220 eligible Homebuyers whose refunds have been approved by the Hon’ble Supreme Court on grounds of Medical Exigencies vide its order dated 13.10.2022 (Annexure 12 of Justice A M Sapre report ) is hereby uploaded on the Unitech Portal Under Refund Claims on Medical Grounds tab.

The procedure to be followed by the concerned Homebuyers for seeking refund is mentioned in the Notice placed on the same tab.

Notice to Fixed Deposit Holders

Refunds to FD Holders on grounds of medical exigency, as approved by the Hon’ble Supreme Court vide its Order dated 01.02.2023 on the recommendations of Justice (Retd.) A.M. Sapre

It is hereby notified for the information of all such FD Holders to whom the refunds have been approved by the Hon’ble Supreme Court on the grounds of Medical Exigencies vide its order dated 01.02.2023, that payments shall be made upon submission of documents, as mentioned in detail (Click here for detail). The List of FD Holders who has been found eligible is uploaded on portal.

It may be noted that the list being uploaded now has been cleaned up to take care of multiple/ duplicate entries/ correction of names etc.

For information of FD Holders and Homebuyers who have applied for Refunds on grounds of Medical Exigencies in terms of Hon’ble Supreme Court Orders dated 27.04.2022, 18.05.2022 and 17.08.2022

  1. The Lists of FD Holders who have applied for refunds on the grounds of Medical Exigencies have been uploaded on the portal and virtual hearings in those cases will continue up to 20.09.2022.
  2. The lists of Homebuyers who have applied for refunds on grounds of Medical Exigencies has been uploaded on the portal today i.e. 16.09.2022, along with the schedule of virtual hearings by Justice (Rtd.) A.M. Sapre in respect of cases mentioned in List-A.

Accordingly, the concerned Homebuyers are requested to make it convenient to attend the Virtual hearings as per the dates and time slots given in the List. The Links for the virtual hearing will be sent to them through SMS and Whatsapp on their registered phone numbers the previous day.
