Structural and Health Safety Audit of High-rise Buildings/ Towers of Unitech Projects

1. The Government appointed Board of Directors of M/s Unitech Limited decided in its meeting held on 23.02.2022 to get the Structural Health Safety Audit of high-rise structures of stalled projects at various pan-India locations conducted through IITs/ Institutes of Eminence, so as to ensure structural safety of the said buildings/ towers in the said projects. The process of Structural Health Safety Audit and vetting/ proof-checking of Structural Designs was initiated in order to doubly ensure the safety of the Buildings and generate confidence in the minds of Homebuyers. This initiative was also placed before the Hon’ble Supreme Court vide ATR-IV dated 04.05.2022. Hon’ble Justice (Retd.) A.M. Sapre also took note of this initiative in his Note dated 24.07.2022 submitted to the Hon’ble Supreme Court.
2. In furtherance to the above, the Management decided to engage IIT Roorkee for undertaking the health safety audit of NCR based and Mohali projects, IIT Madras for Chennai based projects and Jadavpur University for Kolkata based projects. In all, the Structural and Health Safety Audit of 178 Towers forming part of 26 Projects has been completed by the said Institutions using the required scientific, destructive and non-destructive tests. It is a matter of satisfaction that the structures have been found to be safe and livable. However, the said Institutions have identified and pointed out some construction-related deficiencies and the need for retrofitting works at the identified places.
3. The Management has decided to place the Reports of Structural Health Safety Audit in public domain for perusal and satisfaction of the concerned Homebuyers. Click here to view the same.
4. It is further informed that Retrofitting works are proposed to be undertaken/ executed as a part of the process through specialized agencies. So far, 28 Tenders have been invited in case of 19 projects, in response to which 81 bids have been received, which are under technical evaluation. Another set of 07 Tenders in respect of the remaining 07 Projects are under preparation and proposed to be floated as part of Lot-4 Tenders in due course.
