Notice for the Contractors/ Construction Agencies

Last date for submission of Tenders of Lot-3 extended to
19.12.2023

It is hereby informed that:

  1. (i) The last date for submission of Tenders/ Bids for all the 55 tenders floated in Lot-3, which was 8th December 2023, is extended till 4.00 pm on 19.12.2023.
  2. (ii) The last date for submission of Tenders/ Bids for all the 28 tenders floated for Retrofitting Works, which was 19th December 2023, shall remain unchanged.
  3. (iii) The Technical Bids of all the Tenders forming part of Lot-3 and Retrofitting Works, including those already received, shall now be opened at 11:00 am on 20.12.2023.
  4. (iv) It is clarified that the Bidders who have already submitted their Bids shall be at liberty to submit their revised Bids if they wish to do so within the extended period.
  5. (v) It may be noted that the last date of submission of Tenders will not be extended any further. All concerned may kindly take note of the above and submit their Bids accordingly.

Public Notice for the Homebuyers of Unitech Group

  1. It is hereby notified that the Hon’ble Supreme Court has, vide its Order dated 03rd November 2023, permitted those homebuyers, who had earlier opted for ‘Refund’ on the Amicus portal, to change their options from ‘Refund’ to ‘Possession’ as a one–time measure by sending their particulars at the Company’s dedicated email, latest by 15th December, 2023. Accordingly, the Company has created dedicated email ID refundtopossession@unitechgroup.com for the purpose, on which the homebuyers may send their details. For further details, please refer to the Process Note dated 06.11.2023 uploaded on the website www.unitechgroup.com.
  2. The Homebuyers of various projects who had been given partial refunds and change their options to Possession are also required to deposit the refunded amount with the Company within a period of 08 weeks of their opting for possession (i.e 15.02.2024). The details of amount to be paid back and the Process Note in this behalf is also in the process of being uploaded on the website. All concerned Homebuyers may visit the Company’s Website for all further details.

 

Public Notice for the Contractors/ Constructions Agencies

  1. It is for the information of the Contractors/ Constructions Agencies that the Hon’ble Supreme Court has permitted to award Contracts in respect of 49 Tenders finalized as part of Lot-1 and Lot-2 vide its orders dated 03.11.2023
  2. Going further, the new management has also floated a total of about 55 tenders as part of Lot-3 and 19 Tenders for Retrofitting Works on the website of the Company for Unitech Group Projects situated at Ambala, Bengaluru, Chennai Gurugram, Mohali, Noida and Greater Noida.

PUBLIC NOTICE

WHEREAS, Unitech Limited is in the process of undertaking the development of a Residential Plotted Colony, namely, ‘Wild Flower Country’,in Sector-70, Gurugram, over a total area of 111.3177 acres (100.618 acres + 10.6997 acres) in the revenue estate of village Badshahpur, District Gurugram, in accordance with the provisions of License No. 66 of 2011 dated 21.07.2011 (100.618 acres) and Letter of Intent (LOI) issued vide Memo No. 33137 dated 05.10.2023 (10.70 acres) by the Director General, Town & Country Planning Department, Haryana, Chandigarh.

AND WHEREAS, several individuals/ entities (hereinafter referred as “Allottees”) have made bookings/ entered into purchase agreements for allotment of Plots/ Property in the said Residential Plotted Colony.

AND WHEREAS, pursuant to the in-principle approval granted by the Director General, Town & Country Planning Department, Haryana, vide his Memo No. 37327 dated 03.11.2023, the Layout Plan, which was earlier approved at the time of grant of License, is now proposed to be revised due to inclusion of additional land in thesaid License.

AND WHEREAS, the office of Director General, Town & Country Planning, Haryana, Chandigarh has required seeking of objections/ suggestions for approval of Revised Layout Plan of the Residential Plotted Colony as a pre-condition for allowing such revision in the Layout Plan.

Accordingly, vide this Public Notice, objections/ suggestions are hereby invited from the Allottees of Phase-1 to 3 of the said Colony on the proposed revision of Layout Plan. A copy of the originally approved Layout Plan bearing Drawing No. DG,TCP-2636 dated 18.07.2011 and the Layout Plan now proposed to be revised bearing Drawing No. DGTCP 9770 dated 02.11.2023 are available on our website: www.unitechgroup.com for perusal. The said Layout Plan can also be perused at the office of the undersigned at 1306-1308, 13th Floor, Tower-B, Signature Tower, South City-I, Gurugram, as well as in the office of the Senior Town Planner, HUDA Complex, Sector-14, Gurugram.

Any Allottee having any objection/ suggestion on the proposed Revised Layout Plan may file his/her objection in the office of Senior Town Planner, HUDA Complex, Sector-14, Gurugram within 30 days of the publication of this notice, failing which it shall be assumed that there are no objections to the proposed revision in the Layout Plan.

Process Note on Change of Option from Refund to Possession

Dear Homebuyers,

  1. It is understood that you are all aware of the directions issued by the Hon’ble Supreme Court vide its order dated 03.11.2023 (copy of Orders can be seen on the Website under main Tab – Supreme Court Orders).
  2. The Hon’ble Supreme Court directions on the subject are extracted below:
    “6.     As regards payments by the home buyers, we issue the following directions:
    1. The home buyers who have opted for possession of constructed units shall make payment of their balance dues in accordance with the revised payment plan which has been uploaded on the website of Unitech Limited, failing which interest shall be payable at the rate of 9% per annum;
    2. Those home buyers who had earlier opted for refund, but are now desirous of changing their options to possession are permitted to do so as a one time measure by sending their details to the designated email account of Unitech Limited by 15 December 2023; and
    3. Those of the home buyers who wish to change their options from refund to possession and who had received partial refunds earlier would have to repay the principal amount which was earlier refunded to them within a period of eight weeks of their opting for possession.”
  3. Accordingly, it is notified for the kind information of all concerned that the Homebuyers, who wish to change their options from Refund to Possession, may send emails to refundtopossession@unitechgroup.com specifying the following:

  5. A total of 289 Homebuyers (List-A) had conveyed change of their options from refund to possession earlier when the Hon’ble Supreme court allowed such change of option from 27.04.2022 to 15.05.2022. These Homebuyers do not need to send fresh emails as their revised options has been duly noted. All others may kindly do the needful now by 15 December 2023.
  6. It has been noted that individual emails have been received from 49 Homebuyers conveying their change of options from Refund to Possession after 15.05.2022. (List-B)
  7. Unitech continues to receive emails addressed to the CMD, the CEO, and other officers/ officials in Unitech intimating their change of options. Please note as a measure of caution that it is difficult to keep track of individual emails addressed to different recipients in this behalf. As such, the homebuyers are requested to send their emails on the subject to the dedicated email ID as mentioned under para 3 above.

Hon’ble Supreme Court permits the Award of Contracts

Dear Homebuyers,

  1. The Management is pleased to inform that the Hon’ble Supreme Court, vide its order dated 03.11.2023, has permitted the new Management of Unitech Group to Award the Contracts to successful Bidders of 15 Tenders of Lot-1 and 34 Tenders of Lot-2 to pave the way for commencement of construction works at the project sites and delivery of homes to the homebuyers. These 49 Tenders would eventually cover the completion of 8,204 sold Units across the projects. You may click here to see the details of these 49 Tenders and the projects covered there-under.
  2. The achievement of this milestone has been possible with the support from the Hon’ble Supreme Court, Hon’ble Justice A.M. Sapre, the Ministry of Corporate Affairs, the Board of Directors of Unitech Group, Mr. N. Venkataraman, Ld. Additional Solicitor General, Ms. Anubha Agrawal - our Advocate on Record, the Unitech Team, and above all, your patience and encouraging response at every stage of our journey thus far. A copy of the order dated 03.11.2023 is uploaded separately on the Company’s website under the tab - “Supreme Court Orders”.
  3. We are aware that the Homebuyers of the remaining projects are anxious to know about the status of invitation of Tenders of their respective projects. This is to inform that the Management has finalised about 50 Tender Documents as part of Lot-3 for the remaining projects, which have been approved by the Board of Directors in its meeting held on 26.10.2023 and by Hon’ble Justice A.M. Sapre on 03.11.2023, which are now proposed to be uploaded on the portal on 7th/8th November, 2023 for invitation of bids. All the residual Tenders shall be prepared and floated as part of Lot-4 after finalisation of Lot-3 Tenders. We are hopeful of receiving encouraging response of the Contractor community to these Tenders.

The list of 220 eligible Homebuyers whose refunds have been approved by the Hon’ble Supreme Court on grounds of Medical Exigencies vide its order dated 13.10.2022 (Annexure 12 of Justice A M Sapre report ) is hereby uploaded on the Unitech Portal Under Refund Claims on Medical Grounds tab.

The procedure to be followed by the concerned Homebuyers for seeking refund is mentioned in the Notice placed on the same tab.

Notice to Fixed Deposit Holders

Refunds to FD Holders on grounds of medical exigency, as approved by the Hon’ble Supreme Court vide its Order dated 01.02.2023 on the recommendations of Justice (Retd.) A.M. Sapre

It is hereby notified for the information of all such FD Holders to whom the refunds have been approved by the Hon’ble Supreme Court on the grounds of Medical Exigencies vide its order dated 01.02.2023, that payments shall be made upon submission of documents, as mentioned in detail (Click here for detail). The List of FD Holders who has been found eligible is uploaded on portal.

It may be noted that the list being uploaded now has been cleaned up to take care of multiple/ duplicate entries/ correction of names etc.

  2. The lists of Homebuyers who have applied for refunds on grounds of Medical Exigencies has been uploaded on the portal today i.e. 16.09.2022, along with the schedule of virtual hearings by Justice (Rtd.) A.M. Sapre in respect of cases mentioned in List-A.

Accordingly, the concerned Homebuyers are requested to make it convenient to attend the Virtual hearings as per the dates and time slots given in the List. The Links for the virtual hearing will be sent to them through SMS and Whatsapp on their registered phone numbers the previous day.
